Researching Potential Properties

Clarify Goals

  • Discuss preferred purchase price and maximum budget.
  • Discuss ideal closing date and outside closing date, if applicable.
  • Clarify profile of house, including number of bedrooms and bathrooms.
  • Clarify profile of property, including size of lot and outdoor amenities.
  • Discuss ideal profile of neighbourhood, including local schools, transit and amenities.

Market Research

  • Provide a Comparative Market Analysis outlining both recent sales and current active listings for comparable properties.
  • Provide relevant industry (ie. Toronto Real Estate Board) and Chestnut Park reports and forecasting.

Clarify Strategy:

  • Discuss multiple bid scenarios, and the likelihood of competitive offers.
  • Confirm appetite for presenting offers over the listing price.

Outline Action Plan:

  • Clarify communication strategy – how best to be reached (text, e-amil or phone), and when is best to be contacted.
  • Clarify showing availability – during the day or evening, weekdays or weekends.

Clarify Financing:

  • If a mortgage is required, suggest potential lenders and mortgage brokers.
  • Confirm maximum Deposit that can be submitted with any Offer.

Searching Potential Properties

Source and Qualify Potential Properties:

  • Review daily all new listings on MLS (Multiple Listing Services) in target area – both for Toronto and for Mulmur – forwarding any that are appropriate to consider.
  • Review daily all new listings on Stratus – the listing service for north of Toronto, including the Mulmur area.
  • Review daily all new exclusive (ie. not yet on MLS) listings posted to the Signal Network – a network of 300 of the top real estate agents in the Toronto area.
  • Review daily all new listings posted to Broker Bay, a network of over 40,000 agents in the Toronto area.
  • Review daily all new Chestnut Park listings (both exclusive and MLS), representing roughly 400 agents in the Toronto area.
  • Attend agent Open Houses.
  • On an ongoing basis, stay on top of all new listings posted on social media, in print and in other media.

Arrange showings of appropriate properties to consider.

Negotiate Offer

Manage Closing:

  • Oversee the resolution of any conditions in the Offer.
  • Ensure third party professionals, such as lawyers and home inspectors, are engaged as required and that deadlines are fulfilled.
